A 24-storey tower whose gridded facade steps in three times as it rises, shading the floors below and giving the skyline a profile rather than a slab.
Towers in this climate are usually sealed boxes. Stepping the floorplate three times as it rises gave each step a planted terrace and put every upper floor in the shade of the one above.
The grid is precast concrete, deep enough to shade the glass and honest enough to show how the building stands up.
